Why San Diego, Ca Homeowners Should Fix Their Foundations

Why San Diego Ca Homeowners Should Fix Their Foundations - Image 1'Why do i need to fix it?'

This is a question many of our Project Design Specialists are asked on a weekly basis when they complete an initial foundation inspection. Whether a homeowner has a minor crack in their slab or major problems with uneven floors, it's important to think long term and why a solution should be implemented as soon as possible. There have been many foundation issues seen in areas around Carlsbad, El Cajon, and Vista. Below are reasons why a home's foundation, whether it be slab or raised, should be fixed as soon as problems are detected.

The problem will get worse. There has never been a foundation with a problem that eventually improved over time. In fact, once a problem begins, it can only get worse. Settling soils, earthquake damage, and a host of other issues out of a homeowner's hands can affect a foundation. After the onset of a problem, the issue will only grow to be more and more expensive to fix.

Resale Value is a popular reason why many homeowners (and those looking to buy a particular home) call us for an inspection. Why wouldn't you want to sell your home for as much as the property is worth? Some may say, it should be another's problem, but they don't think about the thousands of dollars they could add to their home value by investing in fixing their foundation, concrete, or crawlspace.

Appearance is important when it comes to a home. Why did you initially purchase your home? It wasn't just the convenient location to your favorite grocery store, or the breathtaking loblolly pine tree in the yard. Your home is your most important investment and its appearance should reflect the pride you feel. Do you have exterior cracks in stucco? Is your pool deck uneven? No one wants a chimney that shows signs of pulling away from the home. Even if cracks or uneven flooring is in a less frequently trafficked area, they deserve an inspection and a solution to prevent them from spreading throughout your home.

Doors and windows should consistently work every time, right? Many customers have deadbolts that don't latch correctly, doors that no longer close level to the floor, and stuck windows have frustrated many across Southern California. Humidity is an excuse that only goes so far, and many times, Saber's initial inspection will uncover more, less noticeable symptoms of a foundation problem.

Water intrusion spells trouble for a homeowner. Cracks in a foundation can let in water and other forms of moisture, which can damage the rest of the home over time. Do you have a musty crawlspace? Moisture can lead to humidity and humidity may lead to higher electricity bills. Does your home have an odd odor? Your crawlspace may be the source! Water, in any form, progressively weakens a foundation, the home, and leads to many potential problems in the immediate and long term future.

Safety is something a homeowner and their family should have in their own home. A sinking or cracking foundation can cause pieces of a home to fall off over time, cause trip hazards along walkways and other areas, and ultimately cause the foundation to fail entirely. Many people take out of sight out of mind literally, not realizing that the safety of their family and guests are at risk.

Critters and insects love cracks, moisture, and other environments created by a failing foundation. Even if you want to call a pest control service, keep in mind that the underlying problem may reside in the condition of your foundation or crawlspace. Getting a free inspection would only provide peace of mind and make sure that once the pests are out, they stay out of your home.
