When water gets under a concrete slab it can soften and wash away some of the soil, eroding the layer under the slab. This causes concrete slabs to then sink or crack.</p>

<p class="MsoNormal" data-mce-fragment="1">Saber’s concrete repair crew, headed up by foreman Alvino Cardenas, injected a polyurethane foam under the concrete pad. The foam expands under the slab, filling void areas of soil. Once the foam is done expanding, it quickly cures – or hardens.</p>

<p>Bowing walls are a big problem for homes in the area and a big question Saber gets asked about from homeowners. Bowing walls show that the home’s foundation has inward movement – meaning it’s becoming less stable over time.</p>
<p>The soil on the outside of the home causes the walls to bow inside of the home, through what’s called <em>hydrostatic pressure</em>. This pressure can be caused by heavy rain, poor drainage, inadequate grading, expansion due to frost, and large tree roots.</p>
<p>Unfortunately, it doesn’t stop there. A driveway, patio, or porch can also put pressure on your foundation walls and cause damage.</p>
<p>Here’s how to tell if a home’s foundation walls are bowing:</p>
<ol>
<li>Horizontal cracks along the inside of the foundation wall. Cracks that span the wall shows a weak point in the wall’s connection.</li>
<li>Water leaking through the foundation walls. This can be an early sign of increased hydrostatic pressures on your basement walls.</li>
<li>Your walls are no longer straight up and down. Bowing walls mean the walls are giving way or buckling inward under the pressure from the outside soil.</li>

More than just a roof over your head, it’s where you and your family spend a large part of your lives together, from first steps to first proms. Plus, your home is likely your largest financial investment. </p>

<p class="paragraph">So, when you hire a contractor, you have to trust that he or she will not only do the job as agreed but also respect your home and its contents. And, when you hire a bad contractor, it can be a real nightmare of broken promises, half-completed jobs and eventual legal action. </p>

<p class="paragraph">With that in mind, let’s consider some warning signs that let you know this contractor might best be avoided. </p>

<li><strong>They work alone.</strong> Ok, this isn’t always a bad sign; there are many capable Chuck-in-a-truck handymen and contractors out there. But if it’s a larger job, it likely requires more than one person to complete it safely and efficiently. So, if the contractor in question says they’re going it alone, it likely means they aren’t financially solvent enough to pay additional workers—and that could mean serious trouble. </li>
<li><strong>They won’t give a written estimate.</strong> This is a big one, especially if the bid is too good to be true compared with those from other contractors. This could indicate some sort of bait-and-switch scheme, where halfway through the job, the contractor “suddenly realizes” that it’s more difficult than he or she originally thought and that it will require more materials and/or labor. At this point, they’ll count on your not wanting them to leave a half-finished job to force you to pay the extra money. This situation can be avoided if you have the estimate in writing. And, if they won’t provide a written estimate, then you shouldn’t agree to the job. </li>
<li><strong>They’re rude, unclean or otherwise unpleasant.</strong> This may seem like a minor thing, but it can indicate major problems going forward. When someone doesn’t care about their appearance, or if they treat you rudely, it indicates that they don’t respect themselves or their customers. This poor attitude can indicate a lack of pride in their work. This often predicts a negative experience for you the homeowner. By the way, the appearance thing extends to the state of their vehicles and tools too. </li>
<li><strong>They have lots of negative online reviews—and respond to them negatively. </strong>Anyone can have a negative review or two. Usually, it’s pretty easy to tell if it’s the contractor’s fault, or if it’s a case of a customer being unreasonable. But if the reviews are uniformly negative, this should be an obvious red flag. The other warning sign is how the contractor responds to negative reviews. If they do so aggressively and try to attack or discredit the reviewer, this could indicate the contractor really is at fault and is simply being defensive. If, on the other hand, they offer to make it right, this could indicate one that will go out of their way to make sure the homeowner is satisfied. That’s the mark of someone who really wants to do a good job. </li>
<li><strong>They ask for cash only.</strong> This is a big red flashing warning sign. Cash is virtually untraceable, so it is a good indicator that the contractor doesn’t want to report his or her income to the government—which means they’re willing to break the law. It also offers the homeowner no protection should the job go wrong (unlike a check that can be canceled or a credit card transaction that can be disputed). And, as with the first point, it can indicate that the contractor is in perilous financial straits—especially if they say they need the cash to purchase the materials for the job. </li>
</ul>

<p class="paragraph">Above all, trust your instincts. You’ve gotten far enough along in life that you’re likely a pretty good judge of character by now. You’re attuned to the various tics and tells that alert you that someone may be less than trustworthy. They won’t look you in the eye. They exaggerate a lot. They won’t give firm dates or times. So, don’t let the tantalizing prospect of a quick fix or lowball estimate entice you into an agreement you may regret later. </p>

<p>Saber recommended the utilization of 14 HA 150 galvanized helical anchors with 6” and 8” helix blade diameters for the project. Saber installed the helicals with a 1-foot offset from the shoring piles. The crew installed two rows of tiebacks to whalers that were welded onto the shoring piles. They were installed to a depth of 10 feet at 6,700 pounds of torque. Finally, Saber performed a load-bearing tension test to ensure design performance to meet structural requirements.</p>
<p>A geo-specialty contractor called Saber in to stabilize a shearing wall for a home in the Silver Lake area of Los Angeles. The wall was constructed to keep the soil of the hillside home intact and to provide a barrier between the hillside and a newly constructed garage that would include a rooftop terrace.<br />The contractor constructed the wall using seven 30’ vertical shoring piles driven 22 feet into the soil, and lagging timber.<br />The challenge was to provide a solution that would permanently stabilize the wall and hillside behind it.</p>

<p>To address the trip hazards, Saber utilized a concrete grinder to<br />repair the uneven joints. The crew then used 48 linear feet of<br />Nexus Pro® joint sealant to prevent water runoff from seeping into<br />the joints and causing future damage.<br />The crew drilled 5/16 inch holes for the required injection ports.<br />Then approximately 36 pounds of PL400H PolyLevel® two-part<br />high-density (4lb) hydro-insensitive polyurethane foam system was<br />pumped beneath the concrete slab to fill voids, stabilize and lift the<br />slab. The slab was lifted in a gradual and controlled manner.<br />To secure a tipping 12x5 foot wall, Saber cored a hole into a support<br />wall at the front of the structure, and then installed two HA 150<br />galvanized helical anchors with a hydraulic-powered rotary-torque<br />drive unit. Tie-backs were used to provide lateral stabilization.</p>
<p>Saber was called in by the First Chinese Baptist Church to<br />eliminate trip hazards within the church campus. The second phase<br />of the project would involve the stabilization of a tipping wall.</p>

<p>To stabilize the concrete floor, Saber drilled 5/16-inch holes for the installation of injection ports at 5-foot intervals. We then pumped 6,320 pounds of PL400H PolyLevel® two-part, high-density (4lb) hydro-insensitive polyurethane foam system. This filled the voids and stabilized the concrete slabs. The injection holes were filled with grout suitable for the project. In addition to being able to complete the job within four days, we were able to perform the work without causing down time for the workers, and the company was not required to relocate any machinery (saving the customer $25,000).</p>
<p>Saber was called in to stabilize and level flooring of a building used for development and production of a high-technology manufacturing facility. The slab was showing signs of severe soil erosion, indicating large sub-floor voids. This caused instability of the concrete slab, which would rock when the forklift drove over the surface of the slab.<br />Saber was called in, and the customer let us know they needed the repairs done immediately, to keep a major project on schedule. We knew we had the perfect solution and could meet their timeframe, so we took on the challenge.</p>

<p>For the anchoring project, Saber marked the pier locations in the trench per the engineered plan, which was 18 inches off the existing wall on each side of the shear wall footing. We drove the first HA 150 helical pile down to 9 feet @ 6,072 foot pounds of torque,<br />using the torque correlation method and a K factor of 10 for an ultimate capacity of 60.7 kips. The second helical was installed to a depth of 8 feet @ 5566 foot pounds of torque, using the torque correlation method and a K factor of 10 for an ultimate capacity of 55.7 kips. We installed the caps 6 inches from top of grade. The finished spacing between the two piers was 67 inches.</p>
<p>Saber was called in to anchor a new shear wall at the Edwards Air Force Base Combined Test Force Compound in Kern County. The USAF needed to anchor footings that would be able to support a wall that could easily withstand extremely strong lateral forces resulting from the heavy winds of the high desert.</p>

<p>For the stabilization project, Saber excavated the soil to the bottom of the foundation, prepared the footings and installed retrofit foundation brackets. For vertical support we hydraulically drove PP350 push piers to approximately 64 feet at intervals of about 6 feet. For lateral support we installed HA 150 galvanized helical anchors with a hydraulic-powered, rotary-torque drive. To address the issue of the poor soil fill, Saber drilled 5/8-inch holes through the slab within a grid pattern and injected more than 12,000 pounds of PolyLevel® structural grade polymer approximately 65 feet in from the rear of each of the buildings and across the entire length. At completion, both buildings were stabilized, alleviating any concerns over further sinking or deterioration.</p>
<p>Saber was called in to stabilize two office buildings in Aliso Viejo, CA. The buildings, located on a hillside, had settled up to 3 inches. The geotechnical soil study concluded that distress to the existing structures was the result of long-term localized settlement of artificial fill soils under the buildings, possibly aggravated by moisture infiltration from the planters next to the buildings. The settlement resulted in tilting of the concrete floor slabs in both buildings and separation of the joint at the column line on one of the buildings.</p>

<p>Saber was called in to stabilize and level flooring of an office/industrial building within the Park Place campus in Irvine, CA. This was the third of several ongoing projects Saber is doing at the multi-building campus. Floors had sunk as much as 3 inches in places, which prevented many of the doors from closing without scraping or binding. The sinking also left noticeable gaps between the floor and base molding.</p>

<p>Saber came out and diagnosed the issue and the aforementioned solution; that PolyLevel would be the perfect solution to secure the slab floor. The Project Design Specialist also noted many cracks in the same and in other areas of the warehouse that needed to be sealed. Nexus Pro and epoxy were used to seal the cracks neatly and completely, as well as all joints in the slabs in the floors. The warehouse owner and manager were very pleased that their warehouse floor ceased moving and forklifts carrying fresh foods were no longer at risk of toppling. A 2-part gravity-fed epoxy had to be used for the cracks in cold storage, where the temperature was at a constant 34 degrees. The customer was happy that the epoxy was able to dry in the environment, and the seals were clean and smooth.</p>
<p>A grocery warehouse that stored dry and chilled fresh foods had a problem. The Coachella warehouse had an issue with rocking slab concrete floors. Whenever forklifts and other large machinery drove over a certain area, the concrete floor rocked and many employees would hear a hollow sound. It was determined that something would need to be injected under the slab in order to stop the rocking and to be sure that product and employees were safer on the job.</p>

<div>The Earthquake Brace + Bolt program provides homeowners up to $3,000 to strengthen your homes foundation and lessen the effects of earthquake damage. A typical retrofit can cost between $2,000 and $10,000, so having this incentive is well worth it to protect you investment. </div>

<div>The following is a list of homes that typically meet the state building code retrofit criteria:</div>

<div>* constructed before 1979</div>
<div>* built on a level or low slope site</div>
<div>* constructed with a four-foot (or less) cripple wall under the first floor</div>
<div>* have a raised foundation </div>
<div> </div>
<div>Homeowners must complete the qualification questionnaire answering questions about their homes and agree to the terms of the program to be considered for participation in this program.</div>

<div>There are several locations in Northern and Southern California that will be included in this program. These areas were selected because they have a high concentration of homes that meet the certain state building code retrofit criteria for existing single-family buildings. </div>

<p class="p1"><span class="s1"><strong>Meet the Barton’s:</strong></span></p>
<p class="p1"><span class="s1">Barry and Cheryl Barton are proud parents of three beautiful children, 3-year old Ethan, 5-year old Christopher, and 9-year old Matthew in Spring Valley, Ca</span></p>
<p class="p1"><span class="s1">Operation Renovation was created to honor and give back to some of the men and women, past and present, who have proudly served our country. Barry Barton has served active duty military in the Navy since the summer of 2001. When the U.S. was in turmoil after the 9/11 attacks, Barry chose to sacrifice everything and fight for his country. We honor his dedication to this country and to his family by supporting this project.</span></p>
<p class="p1"><span class="s1">But, Barry isn't the only hero of this story. Barry and Cheryl's son, Christopher, was born with congenital Cytomegalovirus (or CMV) and suffers from a severe case. Cheryl stays home and cares for Christopher, as he requires 24-hour care and assistance. Christopher is legally blind, deaf in both ears, and has Microcephaly and Cerebral Palsy as a result of CMV. In addition, the Barton's also just learned that their youngest, Ethan, has an enlarged heart. Recognizing the profound impact of having a child with a disability or health issues is a daunting task. Despite the curve-balls being thrown at the Barton's, they remain resilient. Cheryl and Barry possess a strength that can't be measured, which is why we are so eager to lend them our support.</span></p>

<p class="p1"><span class="s1">Using a two-man crew, a series of 5/8” holes were drilled through the existing slab for placement of injection ports. 1,050 lbs of Dual Component Structural Polyurethane was injected from a Graco E30 pump into the ports and subsequently under the roadway slab for the required 1.5" of lift and leveling.</span></p>
<p class="p1"><span class="s1">The entire repair process was completed in less then one day while keeping roadway and bridge operational and open to traffic.</span></p>
<p class="p1"><span class="s1">In May of 2011 Saber was contacted by the City of Brea, CA department of Public Works to inspect and give recommendations to level an existing sunken roadway bridge abutment located on Mercury Street.</span></p>
<p class="p1">It was determined that the adjacent roadway had settled 1.5” below the bridge abutment and would continue to settle due to heavy vehicle traffic and poor soil conditions.</p>
<p class="p2">Two options for repair that were discussed: complete removal of the existing roadway and compaction of soil and replacement vs. injection of polyurethane grout below the roadway slab to fill all voids so as to raise the roadway back to the original elevation while also compacting the underlying soil. </p>
<p class="p2">Polyurethane resin was selected as the preferred option, not only from an economical standpoint but the need to keep the bridge and roadway open and in service.</p>
