The Challenge

When a foundation begins to settle, the effects can extend beyond a single area of the home. Depending on the structure and underlying conditions, different portions of a foundation may require different stabilization methods.

That was the situation at this home in Fallbrook, California, where foundation concerns led the homeowner to Saber Foundation Repair.

After evaluating the property and determining where additional support was required, a foundation repair plan was developed using two different pier systems: push piers and helical piers.

Preparing the Foundation for Repair

Foundation pier installation requires access to the home's footing, so Saber's crew began by excavating at designated locations around the structure.

As the photos from the project show, some installation points were located in landscaped areas, while others required access through portions of the existing patio. The crew carefully opened each area to expose the foundation and create enough working space for the stabilization equipment.

Installing Push Piers and Helical Piers

For this Fallbrook home, Saber installed a total of 9 foundation piers, consisting of:

  • 5 push piers
  • 4 helical piers

Push piers and helical piers provide two approaches to transferring structural loads away from problematic supporting soils and to more suitable load-bearing material or strata.

Push piers are hydraulically driven into the ground using the weight of the structure as resistance. Once the appropriate installation criteria are reached, the piers can be connected to brackets at the foundation to provide support.

Helical piers operate differently. Their helical plates allow the pier shafts to advance into the soil as they are rotated into the ground. They can be particularly useful where site or structural conditions make a helical system appropriate.

Using both systems allowed the repair plan to address the specific requirements at different locations around this home rather than relying on a single solution everywhere.

Once the piers were installed, the foundation could be supported at the designated stabilization points. The photos provide an unusually clear look at the brackets and pier assemblies before they disappeared below grade.

Saber's Project Design Specialist performed a extensive inspection of Kathleens home. Voids were found under some of the Patio Slabs. These were caused by settling, and shifting soils.

Our crew drilled holes through the concrete, and into the Voids. We then filled the Voids with Polyurethane, by using our State-of-the-Art PolyLevel Injection Process. This lifted the slabs that had sunk, and eliminated all of the trip hazards.
