Stem Wall Repair and Restoration in Fallbrook, CA Stem Wall Repair and Restoration in Fallbrook, CA

This stem wall repair project in Fallbrook, California addressed visible cracking and deterioration along the base of a residential exterior wall. In Southern California homes, stem walls can begin to weaken over time due to moisture exposure, rebar oxidation, aging concrete, and shifting soil conditions. As steel reinforcement inside the concrete begins to corrode, it expands and places pressure on the surrounding concrete, often leading to horizontal cracking, flaking, and structural deterioration.

The team at Saber Foundation Repair repaired and restored the damaged stem wall to help strengthen the home’s foundation support system and improve long-term durability. After the repair process was completed, the stem wall had a cleaner appearance and restored structural integrity designed to better withstand future deterioration.

This Fallbrook stem wall repair project highlights the importance of addressing early warning signs such as cracking concrete, exposed deterioration, and aging stem walls before the damage becomes more severe and costly.

Reliable Crawl Space Repair & Encapsulation Solutions

Humid crawl spaces are breeding grounds for mold and rot, causing structural and air quality problems for the rest of your home. What's even worse is that traditional methods of keeping crawl spaces dry, such as venting, have been proven time and time again to create more problems than they solve.

Saber Foundation & Concrete Repair offers complete crawl space repair and encapsulation services using CleanSpace, our patented vapor barrier system. By installing a crawl space vapor barrier and additional products like thermal insulation, dehumidifiers, or drainage matting if need be, you can create a fully enclosed, arid crawl space that won't allow any moisture to enter.

If your crawl space has rotted or sagging support joists, we can also assist by installing our galvanized steel crawl space support jacks. Your crawl space bears the weight of the floors above, so having stable supports is crucial!

Job Stories From Fallbrook, CA
Foundation Repair with Push Piers and Helical Piers in Fallbrook, CA

The Challenge

When a foundation begins to settle, the effects can extend beyond a single area of the home. Depending on the structure and underlying conditions, different portions of a foundation may require different stabilization methods.

That was the situation at this home in Fallbrook, California, where foundation concerns led the homeowner to Saber Foundation Repair.

After evaluating the property and determining where additional support was required, a foundation repair plan was developed using two different pier systems: push piers and helical piers.

Preparing the Foundation for Repair

Foundation pier installation requires access to the home's footing, so Saber's crew began by excavating at designated locations around the structure.

As the photos from the project show, some installation points were located in landscaped areas, while others required access through portions of the existing patio. The crew carefully opened each area to expose the foundation and create enough working space for the stabilization equipment.

This is one reason foundation repair can look extensive while work is underway. Much of the finished stabilization system will eventually be below ground and out of sight.

Installing Push Piers and Helical Piers

For this Fallbrook home, Saber installed a total of 9 foundation piers, consisting of:

  • 5 push piers
  • 4 helical piers

Push piers and helical piers provide two approaches to transferring structural loads away from problematic supporting soils and to more suitable load-bearing material or strata.

Push piers are hydraulically driven into the ground using the weight of the structure as resistance. Once the appropriate installation criteria are reached, the piers can be connected to brackets at the foundation to provide support.

Helical piers operate differently. Their helical plates allow the pier shafts to advance into the soil as they are rotated into the ground. They can be particularly useful where site or structural conditions make a helical system appropriate.

Using both systems allowed the repair plan to address the specific requirements at different locations around this home rather than relying on a single solution everywhere.

Stabilizing a Southern California Home

Once the piers were installed, the foundation could be supported at the designated stabilization points. The photos provide an unusually clear look at the brackets and pier assemblies before they disappeared below grade.

For homeowners, that is an important part of understanding foundation repair. The most important components of a pier stabilization system generally aren't visible after the project is finished. They're installed beneath and alongside the foundation, where they can provide continued structural support.

This project also demonstrates why a professional foundation evaluation is important. The right repair depends on the home, the nature of the movement, soil conditions, accessibility, and other site-specific factors.

Foundation Repair in Fallbrook and Southern California

Fallbrook's location in northern San Diego County makes this project a good example of the foundation repair work Saber performs throughout Southern California. From the San Diego area north toward Orange County and the greater Los Angeles region, homes can experience foundation settlement that requires professional evaluation and stabilization.

Signs that may warrant a closer look include cracks in walls or exterior finishes, uneven floors, doors or windows that become difficult to operate, separation around openings, and other changes that appear to be associated with structural movement.

For this Fallbrook property, the solution involved 5 push piers and 4 helical piers installed at strategic locations around the home.

If you've noticed possible signs of foundation settlement at your Southern California home, Saber Foundation Repair can evaluate the structure, identify the source of the problem, and recommend an appropriate foundation repair solution.

Eliminating Trip Hazards in Fallbrook

Fallbrook resident Kathleen G. contacted Saber regarding cracks in the back patio of her home. The cracks were expanding and getting larger. Please see the attached picture. Saber's Project Design Specialist performed a extensive inspection of Kathleens home. Voids were found under some of the Patio Slabs. These were caused by settling, and shifting soils.

Our crew drilled holes through the concrete, and into the Voids. We then filled the Voids with Polyurethane, by using our State-of-the-Art PolyLevel Injection Process. This lifted the slabs that had sunk, and eliminated all of the trip hazards.
