Foundation Settlement & Crawl Space Stabilization Quote in Grand Terrace, CA
The Issue
A homeowner in Grand Terrace contacted Saber Foundation & Concrete Repair after noticing cracks developing throughout the walls of the home — a common warning sign of foundation settlement and structural instability.
During the comprehensive home inspection, Saber’s foundation repair specialists discovered that shifting soils beneath the structure had created underlying voids beneath portions of the foundation. As these unsupported gaps expanded over time, sections of the foundation began sinking unevenly into the weakened soil areas below. This movement caused cracking throughout the foundation system and transferred structural stress into the walls of the home.
The inspection also revealed serious crawl space structural concerns. Several of the existing crawl space support posts had begun sliding off their concrete bases, reducing structural support beneath the floor system and contributing to uneven flooring and additional instability throughout the home.
Without permanent stabilization, the settlement, cracking, and crawl space movement would likely continue worsening over time.
The Quoted Solution
To permanently stabilize and strengthen the structure, Saber’s foundation repair specialists developed a comprehensive multi-phase repair plan designed to address both the foundation settlement and crawl space support issues affecting the property.
The proposed repair plan included installing heavy-duty steel push piers beneath the affected foundation areas. The push piers would be hydraulically advanced deep into stable load-bearing soil beneath the weak upper soil layers responsible for the settlement. Once installed and properly pressurized, the push pier system would help lift the sunken portions of the foundation back toward a more consistent elevation while permanently reinforcing the structural support beneath the home.
To further stabilize the underlying soils, polyurethane foam injection technology was recommended to fill the voids beneath the foundation. The expanding polyurethane would restore support beneath the slab while helping reduce the risk of future settlement and soil movement beneath the structure.
Inside the crawl space, the repair plan also included attaching heavy-duty steel support beams to the existing floor joists and installing SmartJack® crawl space support systems beneath the weakened floor framing. The SmartJack® system would help fully support the floors, stabilize the crawl space structure, and reduce sagging or uneven floor conditions throughout the home.
By combining push pier foundation stabilization, polyurethane void filling, and crawl space structural reinforcement, the repair strategy addressed both the structural settlement and the weakened support system beneath the property.
The Result
Following the inspection and evaluation process, the homeowner received a detailed written home inspection report outlining the structural findings, crawl space conditions, and recommended repair solutions for the property. A customized repair quote was also provided to help strengthen and permanently stabilize the home.
By utilizing engineered push pier systems, SmartJack® crawl space supports, and polyurethane stabilization technology, Saber Foundation & Concrete Repair developed a long-term structural repair strategy designed to help restore stability and protect this Grand Terrace home from continued settlement, crawl space movement, and structural damage common throughout Southern California soil conditions.
