Foundation Settlement Repair & PolyLevel® Concrete Lifting in Winnetka, CA
The Issue
A homeowner in Winnetka began noticing widespread signs of foundation settlement and sinking concrete throughout the property. Cracks had formed in both the driveway and foundation, while uneven concrete surfaces created dangerous trip hazards around the home. Interior wall cracks also began appearing as the structural movement continued to worsen.
During the inspection, it was discovered that underlying soil voids had formed beneath both the foundation and driveway slabs. As these unsupported gaps expanded, sections of the concrete and foundation began sinking unevenly into the weakened areas below. This settlement created structural stress throughout the property while increasing the risk of continued movement and additional damage over time.
Homes throughout Southern California commonly experience settlement issues caused by shifting soils, moisture fluctuations, and soil erosion beneath concrete slabs and foundations. Without proper stabilization, these conditions can continue worsening and lead to larger structural repair concerns.
The Solution
To permanently stabilize the home and surrounding concrete surfaces, the homeowner contacted Saber Foundation & Concrete Repair for a professional structural evaluation and repair plan.
After completing a detailed foundation inspection, Saber’s foundation repair specialists recommended installing heavy-duty steel push piers beneath the affected foundation areas. The push piers were designed to transfer the structural load of the home onto deeper, stable load-bearing soil beneath the weak upper soil layers responsible for the settlement. Once installed and pressurized, the push pier system helped lift and strengthen the foundation while reducing the risk of future movement.
To address the sinking driveway and underlying soil voids, the team utilized PolyLevel® polyurethane foam injection technology. Using Saber’s advanced PolyLevel® injection process, lightweight expanding polyurethane foam was injected beneath the concrete slabs and foundation areas to fill unsupported gaps beneath the structure.
The expanding foam helped stabilize the surrounding soils while carefully lifting and leveling the sinking concrete surfaces. This process also eliminated dangerous trip hazards and improved the long-term stability of both the driveway and foundation system without requiring full concrete replacement.
The Result
Following the repairs, the foundation and driveway were permanently stabilized, and the uneven concrete surfaces were restored to a safer and more consistent elevation. The combination of push pier stabilization and PolyLevel® concrete lifting technology helped strengthen the structural support beneath the home while improving the appearance and functionality of the property.
By combining engineered foundation underpinning with advanced polyurethane concrete stabilization systems, Saber Foundation & Concrete Repair successfully restored long-term structural stability to this Winnetka home while helping protect it from future settlement and sinking concrete issues common throughout Southern California.
