Foundation Settlement Repair & Push Pier Stabilization in Mission Viejo, CA
A homeowner in Mission Viejo became concerned after noticing cracks developing throughout the walls of the home along with increasing difficulty opening and closing the French doors leading to the back patio. These symptoms are common warning signs of foundation settlement and structural movement caused by unstable soil conditions beneath the property. Seeking a permanent repair solution, the homeowner contacted Saber Foundation & Concrete Repair for a comprehensive foundation inspection and structural evaluation. During the inspection, Saber’s foundation repair specialists discovered that shifting soils beneath the home had created underlying voids beneath portions of the foundation. As these unsupported gaps expanded beneath the structure, sections of the foundation began sinking unevenly into the void spaces. This settlement weakened the foundation system and transferred structural stress throughout the home, resulting in wall cracking, door misalignment, and structural movement affecting the French doors. To permanently stabilize the home, the crew excavated targeted areas around the affected foundation sections where settlement had occurred. Heavy-duty steel push piers were then attached directly to the foundation and hydraulically advanced deep into stable load-bearing soil beneath the weak upper soil layers responsible for the settlement. Once the push piers achieved proper depth and load-bearing capacity, the system was carefully pressurized to lift the settling portions of the foundation back toward a more consistent elevation. This process helped restore structural support beneath the home while strengthening the foundation against continued movement. After the lifting operations were completed, polyurethane foam injection technology was used to fill the underlying soil voids beneath the foundation. The expanding polyurethane helped stabilize the surrounding soils, restore support beneath the slab, and reduce the risk of future void expansion beneath the structure.   By combining push pier foundation stabilization with polyurethane void filling technology, Saber Foundation & Concrete Repair successfully restored structural stability to this Mission Viejo home while helping protect the property from continued settlement and foundation-related damage common throughout Southern California soil conditions.
