San Diego resident John S. contacted Saber regarding upgrading the Seismic Retrofitting of his home. He wanted his home to meet current California Building Code Standards. Sabers crew installed Universal Foundation Plates, and A35 Framing Angles, to strengthen the connection between the Foundation and the Home. Then we installed Post caps, to Strengthen the connection between the Support Post, the Floor Joists, and the Support Post Bases.

San Diego resident Rochelle D contacted Saber regarding Seismic Retrofitting her home. The Floors were also sagging. Saber's Project Design Specialist performed a thorough Inspection of Rochelle's Home. The Home had slid on it's Foundation, and some of the Crawlspace Support Posts were leaning. See attached picture. Saber attached Universal Foundation Plates, A35 Framing Angles, and Post Caps. These Components Strengthened the Connection between the Home and it's Foundation. The Post Caps also secured the Support Posts to the Floor Joists and the Concrete Bases.

San Diego resident Randall C. contacted Saber regarding cracks in the walls of their home, and their deck was starting to slide down the a hill. Saber's Crew installed Helical Tiebacks to the Posts, and Foundation supporting their Deck. We then attached Helical Piers to the Foundation, to lift the Portion's that were sliding Down the hill. Last of all, we filled the Voids with Polyurethane. The attached Picture shows a Helical Pier being Pressurized.

San Diego resident Stephen C. contacted Saber regarding drainage problems alongside his house. Our design specialist determined that Stephen would be a great candidate for French drain installation. Foreman Joe S. and crew arrived at the job site on time and ready to work. They dug the trench and properly installed the french drain, eliminating the drainage issue that Stephen was having on his property.  Steven was very happy with the work performed and gave Joe and crew a great review.

 Homeowner Richard C. wanted to sell his home, but he knew that it had settlement issues. After performing a full inspection, Project Design Specialist Evan B. recommended the installation of Push Piers for stabilization. Richard also had a sinking slab floor that needed an application of PolyLevel. Saber foreman Jesus and his crew installed the Push Piers, and foreman Scott and his crew did the PolyLevel. The Challenge: Cracks Discovered Shortly After Buying the Home Buying a newly renovated home should come with a sense of confidence. For one San Diego homeowner, however, concerns began to surface only a couple of months after purchasing the property. The home had previously been flipped, and although many of the visible surfaces had been updated, the new homeowner began noticing cracks that raised questions about what might be happening behind the finished areas of the house. Because the homeowner had only purchased the property about two months before the inspection, they wanted to better understand the condition of the home and determine whether the cracks were signs of a larger problem. Saber Foundation & Concrete Repair was called to inspect the property and evaluate the homeowner's concerns. Looking Beyond the Finished Surfaces One of the challenges with a renovated or flipped home is that fresh finishes can make it difficult for a homeowner to know what conditions existed before the renovation. Basements and other below-grade spaces are particularly important to evaluate because water can find its way through cracks, joints, and other vulnerable areas of the foundation. Interior finishes may hide the concrete walls and make signs of previous moisture intrusion more difficult to see. As work progressed at this San Diego home, portions of the finished basement walls were opened to provide access to the concrete foundation behind them. The exposed walls allowed the crew to work directly along the foundation and prepare the basement for a more comprehensive water-management solution. Preparing the San Diego Basement for Waterproofing The project required considerably more than simply covering the foundation walls. As shown throughout the project photos, the crew exposed and prepared sections of the concrete foundation walls while also opening the perimeter of the basement floor. This created the necessary access for installation of the drainage components. Areas of the exposed foundation were addressed as part of the preparation process before the waterproofing system was installed. This is an important distinction for homeowners dealing with basement water problems. A waterproofing project should focus on managing where the water goes, not simply making the evidence of moisture less visible. Installing a Basement Water-Management System Once the basement was prepared, Saber installed an interior waterproofing system designed to help manage water that reaches the foundation. A perimeter drainage system was installed along the base of the basement walls. Its purpose is to intercept water and provide a controlled route toward the sump system rather than allowing that water to spread across the basement floor. The foundation walls were also covered with a durable wall barrier. Instead of allowing moisture reaching the interior side of the foundation to enter the basement living space, the wall system helps direct it downward into the drainage system. Together, the wall barrier, perimeter drainage, piping, and sump equipment create an integrated approach to basement water management. The project photos show just how extensive this process can be. Much of the finished basement had to be opened so the waterproofing components could be installed where they actually perform their work—along the foundation walls and floor perimeter. Protecting a Recently Purchased Home For this homeowner, the project took on additional importance because the concerns appeared so soon after purchasing the property. A freshly remodeled basement can look clean and finished, but cosmetic improvements alone do not necessarily reveal what is happening behind the walls. Cracks, moisture, staining, musty odors, or other changes that appear after purchasing a home are worth investigating rather than assuming they are simply cosmetic. By opening the affected areas and installing a dedicated basement waterproofing system, Saber was able to address the water-management needs of this San Diego home at the foundation level. The completed system provides a path for water to be collected and managed before it can affect the basement interior, helping the homeowner move forward with greater confidence in a property they had purchased only months earlier.
