Restoring a Cracked Garage Slab in Laguna Niguel, CA
The Homeowner’s Concern
Grant, a homeowner in Laguna Niguel, had been living with a large, noticeable crack running across his garage floor. Over time, the slab had also developed uneven sections, creating both an eyesore and a potential tripping hazard. Like many homeowners in Southern California, Grant knew that concrete issues in the garage often signal underlying soil settlement or voids beneath the slab.
For a homeowner, the garage is one of the most frequently used spaces in the home. It’s where cars are parked, tools are stored, and projects get done. A cracked and uneven slab not only takes away from the home’s overall value but also puts daily functionality at risk. Concerned that the problem could worsen, Grant reached out to Saber Foundation Repair for a permanent solution.
Inspection & Findings
When Saber’s team arrived, they began with a full inspection of the garage slab, measuring the extent of the damage and evaluating soil conditions beneath the concrete. The findings were clear:
A large crack had split across the garage floor.
Unevenness indicated that sections of the slab had settled.
Voids were detected under the concrete, reducing its ability to bear weight.
In Southern California, it’s common for soils to shift due to changes in moisture, earthquakes, or the natural breakdown of fill soils beneath slabs. In Grant’s case, the combination of settlement and voids beneath the 400-square-foot garage slab left 88 square feet of concrete in need of professional repair.
Recommended Solution
Saber’s design specialist recommended a comprehensive repair plan tailored to address both the cracks and the underlying soil issues. The plan included:
PolyLevel® Injection – 39.50 lbs of high-density polyurethane foam to lift, level, and stabilize the slab.
Composite Crack Stitching – 30 feet of reinforcement to restore strength to the cracked slab and prevent future separation.
Void Fill – 200 square feet of material injected under the slab to stabilize the base and eliminate hollow pockets.
This solution not only addressed the visible cracks but also tackled the root cause — soil instability beneath the garage floor.
Repair Process
The project began with carefully mapping the slab and drilling small injection ports where PolyLevel foam could be applied. Saber’s crew used specialized equipment to inject the foam beneath the slab. As the material expanded, it gently lifted the sunken sections back into place while permanently filling voids.
Once the slab was stabilized, the team moved on to the crack stitching process. This involved cutting precise channels across the crack and embedding carbon fiber composite strips. These strips were then sealed with structural epoxy, tying the slab back together and adding long-term durability.
The repair area totaled 88 square feet — a focused but significant section of the garage floor. Despite the scale of the work, the process was minimally invasive, completed in a short timeframe, and left the garage clean and functional once again.
Results & Benefits
By the end of the project, Grant’s garage slab was transformed. The once-large crack had been structurally reinforced, the unevenness corrected, and the slab stabilized against future settlement. With voids beneath the slab now filled, the concrete had a solid base that would resist further movement.
The benefits of Saber’s repair included:
Improved Safety – No more trip hazards from uneven concrete.
Restored Durability – Reinforced cracks prevent spreading and future damage.
Stronger Foundation – PolyLevel and void fill stabilized the soil beneath the slab.
Increased Value – A clean, level garage floor adds to the home’s overall curb appeal and marketability.
For Grant, the peace of mind that comes with knowing his slab is secure is just as important as the visual improvement.
